This project is a two-part program: Vernon Boulevard and 12th Street. The two residential rental buildings share a single site. Vernon Boulevard holds 565 market-rate units, and, as the companion to Vernon Boulevard, 12th Street is an inclusionary housing building of 142 affordable units and 4 market-rate units. The main entrance into Vernon Boulevard is found on 31st Avenue along the building’s storefront.
The two buildings share significant amenity packages; those who call here home enjoy rooftop barbecuing areas, sundecks with rain showers, private fitness club including a basketball court, a resident’s lounge adjacent to an outdoor theater, a dog playground, a business center, and more. Both house their own courtyard where outdoor recreation take place.
The project’s exterior façade is pieced together into one fabric using three unique wall types. The first wall type is the most prevalent. It is a rainscreen system assembled from porcelain tiles alternating among three different tones of grey. The second wall type features a white glazed metal frame. The frame is arranged in an irregular orthogonal pattern and furthermore is randomly dispersed throughout the building’s overall surface. The third wall type is composed of insulated metal panels that can be viewed only from the courtyard. As one, the wall types make a richly textured yet highly efficient façade system.
Located minutes from Manhattan, the buildings are ideally situated among all five NYC boroughs. Additionally, with over 210 feet of frontage along the waterfront, the buildings offer their residents panoramic skyline views of Manhattan’s Upper East Side. The neighborhood nearby hosts an abundance of green space, diverse cultural attractions, and an easy access to various modes of public transportation, such as complimentary shuttle service to the subway and water taxi.
